Before you begin

How much down payment does an FHA loan need?

HUD describes down payments as low as 3.5% for borrowers who meet FHA requirements. That minimum is not available to every borrower: credit history, income, debts, the property and lender requirements still need review. Eligible gift or assistance funds may help. FHA loans carry upfront and ongoing mortgage insurance premiums, and closing costs may also apply. This is program information, not an approval or an offer of terms.

Can I get an FHA loan with less-than-perfect credit?

FHA standards are generally more flexible than conventional ones, and lenders often accept lower credit scores and higher debt-to-income ratios. Every file is still underwritten, and recent events such as a collection, a late mortgage payment or a bankruptcy have waiting rules that we review before you shop.

Is there a maximum FHA loan amount in Maryland?

Yes. FHA sets a limit for each county every year, and it is higher in the counties near Washington than in the rest of the state. Condominiums also need FHA project approval. I check the current limit for the county you are shopping in and whether the building qualifies before you write an offer.
